How does new home construction work with us?

It starts with plans from your own designer or a licensed design professional. In unincorporated Marion County, a new home is permitted and inspected through Marion County Building Safety. Inside Ocala city limits, the City of Ocala handles it. We plan the build around the permit and inspection schedule.

Next comes the ground, which in Marion County is mostly sand over limestone. We clear the footprint, build up and compact the pad, set the forms and footings, and pour the slab. Florida's residential code puts exterior footings at least 12 inches below finished grade. Where shifting soil is likely, the building official can ask for a soil test first.

Then the walls and roof go up. Plumbers, electricians and air conditioning contractors do their rough-in work, and the building department inspects in stages. The finish comes last: drywall, cabinets, flooring, trim, stairs and railings, doors and paint.

Build on your lot or acreage in Marion County

Marion County saw permits for 5,420 new single-family homes in 2025, the fifth most in Florida, Census figures show. If yours is going on your own land, check the zoning first. The county's agricultural zones allow one home per 10 acres, plus a smaller guest cottage.

Out on acreage, a house often runs on a private well and a septic system. Census figures show almost half of new homes built on buyers' own land in the South in 2025 had septic. Both are separate trades with their own contractors, and septic permits now run through Florida's Department of Environmental Protection. The permit site plan shows where the well and septic go, and we place the slab and driveway around them.

If the land has room for more, we build the horse barn, the pole barn or the detached garage too. We also pour the concrete driveway that ties it all together. If you want the home and the shop under one roof, a barndominium is another way to build.

Florida wind and termite rules for home construction

Hurricanes reach this far inland, and Marion County was in FEMA disaster declarations for Ian, Helene and Milton. Every new home here is built to the Florida Building Code's wind rules. Starting with the new code cycle, Marion County will set each site's design wind speed with the ASCE hazard tool. The county's own example, its building office in Ocala, comes back at 130 mph.

Walls go up in concrete block or wood frame, and Florida's residential code has wind design methods for both. The code also requires the foundation to hold against roof uplift and overturning, along with the weight of the house. Windows, doors and roofing products need a Florida or local product approval.

Florida's residential code rates termite risk across the state as very heavy and requires termite protection for new construction. When used, soil treatment comes after compaction, and at least a 6-mil vapor retarder covers the treated soil. A pest control company then files a certificate of compliance.

How much does it cost to build a custom home in Ocala?

Do you draw the house plans?

How long does it take to build a custom home?
The Census Bureau's 2025 average in the South was about 9 months from start to completion. That figure covers homes built on the buyer's own land by a hired builder.
