Concrete Work in Leesburg's Old Plats, Golf Communities and New Phases

Leesburg's oldest subdivisions were platted from the 1890s through the 1950s. The 1980s to 2000s added Plantation at Leesburg, Pennbrooke, Royal Highlands, Legacy of Leesburg and Arlington Ridge. Plantation at Leesburg alone is a fully developed 55+ community of 2,820 homes with two 18-hole golf courses. Newer plats include Lake Denham Estates, Eagletail Landing, Silver Lake Pointe and Arbor Park, recorded from 2020 to 2026.

What Does Building Between Lake Harris and Lake Griffin Mean for a Slab?

Lake Harris covers 13,788 acres and is one of seven lakes in the Harris Chain. Federal soil maps around City Hall show deep Candler sand, patches of fill and some muck. In Lake County, the water table sits within about a foot of the surface on 43 percent of mapped acres.

Leesburg's city limits reach into the Florida Geological Survey's Tavares Lakes area. The survey calls those lakes karst depressions, formed as the Ocala Limestone below dissolved. FEMA maps about 45 percent of Lake County, lake surfaces included, in the 100-year flood zone. Outside the city, Lake County requires a Floodplain Construction Authorization Permit for filling, paving or grading in a flood zone.

For a driveway or slab, that means stripping the topsoil, digging out muck and soft spots and compacting clean fill. Commercial Slabs and Metal Buildings Along US 27, US 441 and SR 44

US 27, US 441 and SR 44 run through Leesburg, and Florida's Turnpike passes just south and west. East of town, US 441 is a six-lane highway between Lake Harris and Lake Eustis. Lake Square Mall opened on US 441 in 1980. Leesburg International Airport, owned by the city, sits on 818 acres three miles northeast of downtown.

Lake County's plat records show industrial and business parks platted here from 1989 to 2011. They include Leesburg West Industrial Park, 44 Industrial Park, Leesburg Commerce Park and Leesburg Commons Business Park. Inside the city, the permit checklist for a new warehouse asks for sealed plans and truss or metal-structure drawings. The city's commercial slab permit calls for a sealed slab plan showing concrete depth, footings, reinforcement and psi. Lake County still farms: the 2022 USDA census counted 1,569 farms, 70,816 acres of pasture, 25,550 cattle and 2,053 horses. Leesburg was once a watermelon town, and citrus led until the freezes of December 1983 and February 1985. Out in western Lake County, unincorporated Okahumpka sits a few miles south of the city off US 27. Yalaha lies on the south shore of Lake Harris, about 9 miles southeast of downtown.
