Concrete Driveways and Slabs for Inverness Homes

About half of the homes in Inverness went up in the 1970s and 1980s. In Inverness Highlands South, on the city's southern edge, about two-thirds date from those two decades. A driveway poured with one of those houses is now roughly 35 to 55 years old, unless someone replaced it.

Pine Ridge Estates, northwest of Inverness near Beverly Hills, is a horse community with homesites of one acre and up. Riders there share about 28 miles of deeded trails and an equestrian center with a 17-stall block barn. Across the county, the 2022 farm census counted 602 farms, 1,089 horses and ponies and more than 10,000 cattle. Hay is the top crop.

Near the lakes and in low spots, check the flood map before you pick a barn site. Citrus County's flood rules cover accessory buildings like barns and sheds in A and AE zones. One up to 600 square feet may sit on grade with flood vents. Anything larger must be elevated, and each one must be anchored and permitted.

What Does Inverness Ground Mean for a Concrete Slab?

Soil maps show deep fine sand on most high ground around Inverness. Candler sand, which drains fast, covers much of Pine Ridge. Sand is easy to dig, but it must be compacted before a slab goes down. Inverness also sits at the edge of the Brooksville Ridge, where state geologists say large sinkholes shape the hilly ground.

The state's database of reported sinkholes and ground subsidence lists 450 reports for Citrus County, the third-most in Florida. State geologists also name look-alikes, like poorly compacted fill and buried stumps or debris. Our site prep and grading clears the footprint, pulls roots and debris and compacts the pad before forms go up.

FEMA maps flood zones along the lakes and in scattered low spots on higher ground around town. Florida's residential code wants the ground to fall at least 6 inches within the first 10 feet from a house. We grade the pad so water drains away from the building.

Driveway Aprons, Shop Slabs and the Drive From Ocala

Where a driveway meets a Citrus County road, the county requires a driveway apron permit. That covers new homes, replacement homes and new access to a lot. A home's apron runs 12 to 24 feet wide at the property line; wider takes county approval. Repairs to an existing permitted apron need no new permit, but widening one does.
