Summerfield is an unincorporated part of southern Marion County, centered near the spot where US 301 meets County Road 475A. Off US 27/441 sit 55+ golf communities: Stonecrest, Spruce Creek Golf and Country Club and Spruce Creek South. Around the old crossroads, small lots mix with pasture and acreage that has room for barns and shops. Census estimates put the median home in ZIP 34491 at a 2000 build year.

Stonecrest alone has 2,223 homes, built from 1990 to 2023 on lots of about a quarter acre. The Spruce Creek communities add thousands more. Concrete work in these communities covers driveway extensions, replacement driveways, lanai slabs, walkways and pool decks. Any exterior change in Stonecrest, even replacing a cracked and sinking driveway, needs approval from its architectural review committee (ARC). Under the 2026 rules, a vendor cannot sign or submit the application. The vendor supplies the plans and job details, and you file it. Work near lot lines, easements or drainage areas may also need a current boundary survey.
The rules say a driveway expansion must not extend past the outer edges of the garage. Brick pavers need ARC review too, with a sample or an approved style and a site plan. ARC approval does not replace county permits or the county's stormwater review. Other associations along US 27/441 have their own rules, so check yours before a pour date is set.
Summerfield is named for Colonel Adam G. Summer, who settled a 1,400-acre plantation in the area in 1856. He brought in six Brahman calves from the East Indies in 1860. The community took the name Summerfield in 1888.
Acreage is still part of Summerfield. Within two miles of the crossroads, county property records show about 1,000 parcels of an acre or more. About 250 parcels there carry an agricultural classification, most of them zoned A-1.

Under state law, many nonresidential farm buildings on bona fide agricultural land are exempt from the Florida Building Code. The county decides, and its farm-building waiver is reviewed for stormwater, setbacks and floodplain.
County soil maps show mostly Arredondo and Candler sands around the crossroads. Federal soil surveys describe Candler as very deep, fast-draining sand and Arredondo as thick sand over a slower-draining subsoil. Sand like that still has to be compacted evenly before a slab goes down. Concrete industry guidance lists poor subgrade prep among the common causes of cracks.
Marion County's own code says the county sits in a limestone area identified as karst. The Florida Geological Survey says no part of Florida is technically sinkhole-free. It also says poorly compacted soil after digging can look like a sinkhole. Where soils are questionable, the county's building official decides whether a new building needs a soil test.
FEMA maps put nearly all the land around the crossroads and the golf communities outside the 100-year floodplain. Small pockets of high-risk A zones do show up. Near Little Lake Weir and Lake Weir, about three miles east, check the flood zone before a slab. Even a farm building that is exempt from the building code still has to meet floodplain rules.
Summerfield has no city government, so Marion County Building Safety issues the permits and does the inspections. The county's online portal handles building, driveway, right-of-way and zoning permits. A driveway culvert on a county road must be at least 15 inches across.
In Stonecrest, ARC approval comes before any work begins. Its vendor rules route contractors through the North Valley Gate and allow no work on Sundays or federal holidays.
We come down from Ocala on US 27/301/441 through Belleview, then US 301, about 15 miles to the old crossroads. South of there, The Villages reaches into Marion County, where the developer builds every home.
