Belleview incorporated in 1885, and much of its housing has some age on it. Census estimates put the typical home inside the city in the mid-1980s. About two in three were built before 1990. A driveway poured back then may be cracked, sunken at the corners or lifted by roots by now.
For a replacement, we break out the old driveway and rework the ground under it before we pour. New concrete driveways go on a compacted base. Industry guidance puts control joints about 10 feet apart on a 4-inch slab. A broom finish gives shoes and tires grip when the slab is wet.
New homes are the other side of Belleview. The city's 2024 single-family permit count was nearly five times its 2019 count. Communities like Autumn Glen, Bennah Oaks and Bellehaven are still filling in. After move-in, people often want a wider driveway, a pad for a trailer, or patios and lanai slabs out back.
Within about 3 miles of City Hall, the county property appraiser classifies about 360 parcels as agricultural land. The typical one is just under 10 acres, and about half have a home on them. Roughly two-thirds of that acreage is grazing land. Ranchette plats such as Indian Wall Ranches and Belleview Ranchettes sit within a few miles of town.
On land like that, the tractor needs a roof and the camper needs a slab. We build pole barns and detached garages, equipment shelters, run-in shelters and horse barns. State law exempts many nonresidential farm buildings on land in bona fide agricultural use from the Florida Building Code. Marion County decides whether your parcel and building qualify, and it still reviews setbacks and flood rules. Living quarters in a barn go through regular residential permitting.
Mostly sand. Soil maps show Candler and Arredondo sands over nearly two-thirds of the ground within 2 miles of City Hall. Both drain well. FEMA puts nearly all of that area in Zone X, outside its high-risk flood zones.
The catch is the limestone below the sand. The county appraiser's water map labels ponds in and around town as sinkhole ponds. The Florida Geological Survey lists 27 reported subsidence incidents within about 3 miles of City Hall. The latest, in August 2026, was a hole 4 to 5 feet wide by a sidewalk at Belleview High School.
So every job starts with the ground. We strip out roots and soft soil, then compact the sand before any forms go up. Summer pours go best early, since Ocala averages about 110 days a year at 90 degrees or hotter. Fresh concrete should stay covered or damp for at least 3 days while it cures.
Start by checking which side of the city line you're on. The city covers about 4 square miles, while the Belleview ZIP code covers about 24. Inside the city limits, the City of Belleview's Building Division issues permits and inspects the work. Outside them, Marion County Building Safety does.
Out in the county, a driveway that meets a county road needs a driveway connection permit. Where a culvert runs under a home driveway, county code calls for at least a 15-inch pipe. We plan each job around the permit and inspection schedule.
SE Abshier Boulevard is the US 441 stretch through town. In the county appraiser's records, about three in four parcels along it are commercial.
