Marion Oaks is a deed-restricted community in southern Marion County, home to 19,034 people at the 2020 Census. Its twelve large plats hold mostly quarter-acre lots, and about 95 percent of the homes are detached houses. Census estimates put the median build year at 2002, and about one home in six is from 2020 or later. Close to half the parcels in those plats are still vacant residential lots on the county property appraiser's map.

Nearly 3 in 10 homes here went up in the 2000s, and about 4 in 10 are older. If your driveway is cracked and sinking, we break out the old concrete, fix the base and pour new. On a newer home, the job might be a wider driveway, a parking pad or a back patio. Check your survey for platted easements first; the deed restrictions let a utility have paving there removed at your cost.

The deed restrictions let a screened pool enclosure come within 15 feet of the rear lot line, with committee approval. The restrictions bar overnight parking of campers and buses on lots, so read them before planning an RV pad.
The Marion Oaks Civic Association enforces the deed restrictions, and its deed restriction office sits on Marion Oaks Lane. The restrictions call for that office's approval before any structure goes up; sheds, carports and fences need its own permit. Its shed rules allow one shed per lot, behind the house and at least 10 feet from it. Setbacks are 8 feet from the rear and side lines, and 25 feet from the sides on a corner lot.
A shed can stand no taller than 8 feet 6 inches, and it cannot sit over buried utility lines. The association's garage rules put a detached garage behind the house, built to match its materials, roof height and color. The garage's concrete floor must meet Marion County requirements, and no garage or outbuilding may be used as a home. The association's approval covers the deed restrictions only; a garage or a larger shed also needs a Marion County permit.

The county's accessory-building checklist asks for drawings that meet its wind-load rules, plus a site plan and a drainage plan. Near the center of Marion Oaks, about two-thirds of the ground maps as Candler or Astatula sand. USDA soil descriptions call both very deep and excessively drained, so rain soaks in fast. Some of the ground rolls at 5 to 12 percent slopes, and loose sand must be compacted before a slab. The state geological survey lists poorly compacted soil after digging among the things people mistake for sinkholes.
Marion County's land code says the county sits in a karst area of limestone rock. The state survey adds that no part of Florida is sinkhole-free. FEMA maps almost all of Marion Oaks outside the 100-year flood zones. Drainage still matters: the deed restrictions bar grade changes that interfere with drainage on adjoining property.
The Ocala weather station averages about 110 days a year at 90 degrees or hotter. Hot-weather guidance from the ready-mix industry says to dampen dry subgrade and keep curing for at least 3 days. Florida's residential code wants hard surfaces within 10 feet of a house to slope at least 2 percent away. From Ocala, we come down I-75 to Exit 341, then take County Road 484 into Marion Oaks. The community is unincorporated, so building permits and inspections run through Marion County Building Safety. The county also maintains the streets, and its driveway connection permit covers new aprons and apron replacement at the road. In the right-of-way, the county's standard detail calls for 6 inches of concrete reinforced with welded wire.
Florida Crossroads Commerce Park, on County Road 484 two miles from I-75, was once a 900-acre peanut and cattle farm. The park's website lists more than 700 acres of industrial land for manufacturing and distribution. Commercial lots inside Marion Oaks have their own deed restrictions, including a list of allowed uses and 50-foot front setbacks.
