Concrete driveways and patios, from the historic districts to Tioga

Gainesville's oldest homes sit near downtown, in three historic districts with restored Victorian houses from the 1880s and 1890s. Across the city, many driveways and walks may be as old as the houses they serve. When a driveway is cracked and sinking, we replace it.

The old concrete is broken out and hauled off, and the base is regraded and compacted. On a 4-inch slab, control joints go about every 10 feet. A broom finish gives the surface grip in the rain.

West of the city limits, planned communities and big subdivisions have spread across open land. Haile Plantation, an unincorporated community southwest of Gainesville, began in the late 1970s and now covers about 1,700 acres. Along Newberry Road in Jonesville, newer subdivisions include Town of Tioga, Amelia Fields and Turnberry Lake. Farther west in Newberry, half the homes date to 2006 or later.

For newer homes, the job might be a driveway extension, a parking pad, a patio or a lanai slab. We pour pool decks too, once the pool builder finishes the pool. Brick pavers are another option for patios, walks and pool decks.

Barns and farm buildings around Micanopy, Archer and Newberry

Gainesville is ringed by rural land, starting with the 21,000 acres of Paynes Prairie on its south edge. From Ocala, we come up I-75 to the Micanopy exit, then take US 441 north across the prairie. The federal farm census counted 1,712 farms in Alachua County in 2022, with about 72,000 acres of pasture.

Cattle lead the livestock count at close to 45,000 head, and hay is the biggest crop by acreage. The county also has nearly 2,000 horses and ponies. On farms like these, we build pole barns and equipment shelters for hay, tractors and trailers. We also build horse barns and run-in shelters, pour the aisle slabs and put up board fence and gates.

The ground changes from farm to farm. Around Micanopy, most of the mapped soil drains poorly, so a barn pad may need fill. Around Archer, most of it is well drained sand. We look at the site before we plan the pad, the posts and the slab.

Warehouses and shops on Gainesville's business corridors

The University of Florida is by far the area's largest employer, but Gainesville has an industrial side too. Northeast of downtown, Gainesville Regional Airport sits at Waldo Road (State Road 24) and NE 39th Avenue. Just outside the city limits, industrial-zoned land along Waldo Road is planned for warehouses and distribution.

More business land sits east of the city and out Newberry Road. Hawthorne Industry Park lies between US 301 and State Road 20, on a main rail line. In Jonesville, the Town of Tioga and the Arbor Greens center brought large commercial projects to the west side.

A warehouse, shop or service building starts with site work and a slab. We build metal buildings and warehouses in pre-engineered steel or post-frame, and we pour the slabs under them. For commercial slabs, Florida's building code calls for joints laid out by an engineer or architect. It also calls for fibers or welded wire to hold cracks tight.

What is the ground like under a Gainesville slab?

Gainesville sits in karst country, where limestone underground dissolves and sinkholes can open. Paynes Prairie drains mainly through a sinkhole, Alachua Sink. The Florida Geological Survey has logged 82 reports of sinking ground in Alachua County.

In August 2024, a verified sinkhole about 36 feet across opened on State Road 26 near Newberry. In June 2026, a possible sinkhole about 40 feet deep was reported in a Tioga retention pond. The survey also notes that rotting stumps and poorly compacted soil can cause holes that look like sinkholes. That is why we strip roots and soft ground and compact the pad before a slab.

West of the city, rock can sit close to the surface. In the Jonesville soil, common around Newberry, limestone usually sits 26 to 40 inches down. In Pedro soil, mapped alongside it, soft limestone can start 6 to 20 inches down. Post holes and footings there can hit rock, and the plan has to allow for it.

Low ground matters too. In 2017, Hurricane Irma's rain and a damaged levee flooded much of the Paynes Prairie basin for months. Alachua County's stormwater policy sets home floors 1 foot above the 100-year storm elevation. On a low lot, that can mean a slab raised on fill or on a stem wall.
