What concrete work do homes in Silver Springs Shores need?

It depends on the age of the house. Where the original concrete remains, a driveway poured in the 1970s or 1980s is now more than 35 years old. If yours is cracked and sinking, we can replace it. The old slab is broken out and hauled off, and the base is compacted before the new pour.

Newer homes need concrete too. On a new house, the county inspects the driveway before it issues a certificate of occupancy. We also widen driveways and pour parking pads for a boat or a second car. Out back, a patio or lanai slab gives you a level spot for chairs and a grill.

The ground under Silver Springs Shores

The most common soil in The Shores is Candler sand. The USDA calls it very deep sand that drains very fast, with the water table over 80 inches down. Fast drainage helps, but the sand still gets compacted before a pour. A soft base is a common cause of cracked concrete.

The low spots are different, with wetter soils like Pomona sand. In that soil, the water table rises to within a foot of the surface about three months in most years. A few pockets of muck, a soft organic soil, turn up too. Florida's residential code says soil that compresses must be removed or stabilized under a foundation.

Marion County has logged more sinkhole reports than any other Florida county in recent years. The Florida Geological Survey lists more than 30 reports of sinking ground inside The Shores, going back to 1996. None is marked as a confirmed sinkhole, and the survey names rotting stumps and poorly packed fill as common look-alikes. That is why the ground under a slab gets cleared of roots and debris and compacted first.

Flood zones and county permits in The Shores

Most of The Shores maps as FEMA Zone X, outside the 100-year flood zone. Hundreds of lots near ponds and low spots have some land in Zone A. The Shores is unincorporated, so Marion County's rules apply. Work on a lot that touches a flood hazard area goes to the county's floodplain administrator first.

Building permits here come from Marion County Building Safety, not the City of Ocala. The apron where a driveway meets a county road is county right-of-way, and work there takes a permit. We plan every job around the permit and inspection schedule.

County code also sets a new home's floor at least 8 inches above the finished grade. The ground around it has to slope away for runoff. Getting that right starts with site prep and grading before any forms go up.

Southwest of The Shores, Leeward Air Ranch is a gated fly-in community with a private turf runway. Homes there can include a hangar, and a hangar floor is a slab like any shop floor. County zoning allows accessory hangars up to 30 feet tall in approved fly-in communities.
