How Much Does It Cost to Build a House in Ocala, FL?

A current yardstick for the cost to build a house in Ocala is about $157 per square foot. That was the 2025 median contract price in the South, U.S. Census Bureau data show. It covers the house alone, built on a family’s own land by a hired builder. At that median, a 2,000-square-foot house comes to about $315,000.

Finish level moves the number most. One national cost guide runs from about $114 per square foot for basic homes to $592 for luxury. Land is extra in all of these figures.

A rural Marion County lot adds a well, a septic system and site prep. County impact fees add about $9,550 for a mid-size home. These are market numbers, not our price list. Our custom home building page explains how a build on your land runs.

How much does a new house cost per square foot?

A per-square-foot price covers the house itself. A national lender’s guide says it usually leaves out land, site prep, utility hookups, permits, landscaping and construction loan interest. One national cost guide priced a 2,500-square-foot house, without land, at three finish levels in 2024:

Census contract prices show where builds in the South landed in 2025. The median was about $157 per square foot, and the average was about $180. Some 54 percent came in at $150 or more, and about one in five came in under $100. A 2024 national builder survey put construction cost at about $162 per square foot, before overhead and profit.

What drives the price of a house in Marion County?

Size and finishes lead. In that builder survey, interior finishes were the biggest share of construction cost, at 24.1 percent. Plumbing, electrical, heating and air conditioning rough-ins came next at 19.2 percent, then framing at 16.6 percent.

The ground matters too. Excavation, the foundation, concrete and backfill ran about 10 percent of construction cost. On Marion County sand, a slab starts with a compacted pad, which is where our slab foundation work begins.

Florida code adds engineering. Marion County’s new-home checklist calls for a wind-load design, a sealed truss package and product approvals for windows and doors. Florida’s residential code also requires termite protection for new construction.

What do Marion County impact fees add?

Marion County charges impact fees with the building permit for a new home. These are the county’s posted rates for unincorporated Marion County, for permit applications received on or after October 1, 2026:

The transportation fee steps up each October 1 through 2028, when a mid-size home pays $5,318 for it. Inside the City of Ocala, the transportation and EMS fees apply, but the fire protection fee does not. Building permit fees come on top.

What do a well and septic system cost on a rural lot?

Out on acreage, a house often runs on its own well and septic system. In the South, 46 percent of homes built on a family’s own land in 2025 had septic, Census data show. About 22 percent had both a private well and septic.

These are specialist trades with their own contractors and permits. Florida’s water management districts oversee well permits and license well contractors. For septic, Marion County wants the receipt for your state septic application before it issues the building permit.

Springs rules can change the septic line. The state has a springs protection plan for Silver Springs and Rainbow Springs. Inside a plan area, Florida law bars a new septic system where sewer is available. Without sewer, lots of 1 acre or less need a system that cuts nitrogen at least 65 percent.

How much does it cost to prep a lot for a house?

A cleared, graded pad comes before any slab. A 2025 national cost guide put clearing land to build at $2,500 to $5,000, with most paying around $3,000. Clearing wooded land alone ran $500 to $5,000 per acre, depending on how thick the trees are.

A national home-services guide’s Florida page puts land preparation at $2,160 to $3,600 per acre. Rough ground that needs heavy grading can push that higher. The first guide adds $1,000 to $2,000 for a land survey.

The county also wants a stormwater drainage plan with every new house. A new driveway onto a county road needs a driveway connection permit, which can go in with the building permit. Our site prep and grading work builds the pad and the limerock drive.

What should a fixed-price estimate spell out?

A fixed-price estimate sets one price for a defined job. That price only means something next to the list of what it covers. Line up any two bids by these items before you compare totals:

  • The plan set it is priced from, with its date
  • Site work: clearing, fill, the building pad and the driveway
  • The slab, the walls, the roof and the windows
  • Allowances in dollars for cabinets, flooring, fixtures and appliances
  • Exclusions, often the well, septic, impact fees and utility hookups
  • How changes get priced once work starts

Census contract prices work the same way. They count the original contract only, not later change orders or separate contracts for work on the grounds.
