Citra is an unincorporated community on US-301 in north Marion County, founded in 1881 in a citrus-growing district. The pineapple orange was named here in 1883, and most platted land around town is now farm and ranchette ground. By Census estimates, the median home in the 32113 ZIP was built in the 1980s. About half the homes there are mobile homes.

Horse country reaches Citra, with a Thoroughbred training farm right on US-301 and smaller horse properties around town. Countywide, Marion ranked first in Florida for horse sales in the USDA's 2022 farm census.
A university extension guide calls for at least 4 inches of concrete under stalls and 5 inches in vehicle aisles. Wash racks want a rough or grooved finish with drains at the sides or back. We build the barn or pole barn and pour its slab, so the frame and floor are planned together.
Citra is unincorporated, so Marion County is the permitting authority. The county reviews farm-building waiver requests for stormwater, setbacks and floodplain. On A-1 and A-2 zoning, a barn for livestock must sit at least 75 feet from the front lot line.
Near Citra, the county soil map shows Arredondo and Candler sands on about 43 percent of the land. Both drain well. Another 17 percent is Sparr or Holopaw soil, which the USDA rates as poorly or somewhat poorly drained. Holopaw can hold water within a foot of the surface for two to six months a year.
On the county's FEMA map, nearly a fifth of the land around town is in a flood zone. Farm buildings there still have to meet floodplain rules, even where the farm-building exemption applies. Orange Lake, a few miles northwest of town, is what state geologists call a complex sinkhole lake.
The Florida Geological Survey says no part of Florida is sinkhole-free. It also lists poorly compacted soil after digging, and buried stumps and debris, among things mistaken for sinkholes. So our site prep and grading strips out roots and soft soil and builds the pad with compacted clean fill. Then the ground is graded to fall away from the building.
Many homes around Citra date to the 1970s and 1980s. A driveway poured back then has been through a lot of Florida summers. When one is cracked and sinking, we break it out and fix the base before pouring a new concrete driveway.
Industry guidance puts a standard driveway at 4 inches or more. Going to 5 inches adds nearly 50 percent to the load it can carry, a plus for horse trailers. Cars can usually park on new concrete after about seven days. Heavy trucks and RVs should wait at least 28 days.
If a new driveway meets a county road, Marion County requires a driveway connection permit. Driveway culverts must be at least 15 inches, with concrete mitered ends on roads posted 40 mph or more. A long lane back to the barn can be limerock instead, spread and compacted as part of our site work. We come up US-301 from Ocala, about 17 miles, to look at the site before we price it.
