How Much Does a Barndominium Cost to Build in Florida?
One national cost guide says a barndominium costs $65 to $160 per square foot to build, not counting land. For a 2,000 square foot home, that is $130,000 to $320,000. The same guide lists Florida at $62 to $152 per square foot, a little under its national range.
Another national cost guide puts the normal range at $112,800 to $540,000, with an average of $230,000. These are market numbers, not our price list. Where your build lands depends on the size, the shell, your land and the finish inside.
What Does a Barndominium Cost Per Square Foot in Florida?
The bigger the home, the bigger the total. Here is how the first guide prices a barndominium by size, with the land left out:

Prices climb with the materials and the interior finishes you choose. Who does the work matters too. The second guide says doing most of it yourself runs about $85 to $95 per square foot. Hiring a pro to run the whole job often pushes it to $150 to $190 per square foot.

Where Does the Money Go in a Barndominium Build?
The shell is a smaller share of the total than the finish. The first guide splits a typical build like this:

Finishing is the biggest slice. Two barndominiums with the same shell can land far apart on price because of what goes inside.
Two common ways to build the shell are a steel frame and a post frame. A steel shell is built like other steel-frame metal buildings, on a pre-engineered frame. A post-frame shell uses large wood posts or laminated columns, with trusses on top.
What Does Building on Raw Land Add?
Maybe you bought five acres and want to build. Raw land needs more than a pad and a slab. A credit union’s guide for Florida buyers says raw land may need a well, septic or new utility lines. Those add to both the cost and the schedule.
A Florida well and septic cost guide puts a private well at $3,000 to $15,000 for most homes. It prices a conventional septic system at $5,000 to $9,000. Advanced treatment units run $15,000 to $35,000 or more.
The first national guide prices a land survey at $200 to $1,200. It puts a gravel road at $4 to $10 per square foot. The well and the septic system go to a well driller and a septic contractor.
County impact fees come with the building permit, too. In unincorporated Marion County, three impact fees total about $9,550 for a 1,501 to 2,499 square foot home. They are the school, fire and EMS, and transportation fees on the county schedules for October 1, 2026.
Which Florida Rules Change the Price?
If you live in it, a barndominium is a home, and it is permitted like one. Florida’s farm-building exemption covers farm barns, not a building “intended to be used as a residential dwelling.” So the living space goes through the same plans and inspections as any new house.
In unincorporated Marion County, that means signed and sealed plans, a sealed truss package and a wind-load design. The permit also takes Florida energy code forms, a site plan and a drainage plan. Exterior doors, windows, siding and roofing need Florida product approval.
Wind drives much of that engineering. A Marion County residential checklist cites 130 to 140 mph wind loads. The county is also moving to a wind speed set for each site.
Termites are another Florida factor. The state’s residential code rates termite risk as “very heavy.” New construction needs termite protection, such as a soil treatment under the slab or a bait system.
Heat counts too. Ocala averages about 110 days a year at 90 degrees or hotter, so insulation is a real line item. The first guide prices spray foam at $1.50 to $5.00 per square foot of surface.
Does a Barndominium Cost Less Than a Regular House?
It can, depending on the finishes. The first guide says a simple barndominium with basic finishes costs less than a traditional home. It prices that traditional home at $180 to $280 per square foot.
A home-improvement site puts a 2,000 square foot barndominium at about $200,000, against $220,000 to $340,000 for a same-size house. The gap closes as the finishes go up. An elaborate barndominium with high-end finishes can cost as much as a house, or more. The interior finishing makes up the bulk of the price.

How Do People Finance a Barndominium?
Many builds are paid for with a construction loan. A national mortgage lender’s guide says the lender pays out the money in stages as the work moves along. You usually pay interest only during the build. When the home is done, the loan turns into a regular long-term mortgage.
Appraisals can be the slow part. The credit union’s guide says comparable home values can be harder to find, especially in rural areas. It adds that not every lender understands how to structure the loan.
The same home-improvement site notes that conventional loans can be hard to get without a substantial down payment. The lender’s guide lists FHA, VA and USDA construction loans with low or no down payment for those who qualify. Lenders that already finance barn buildings may be more open to it. Talk to lenders early, with your plans in hand.
